Step 1

You can get a Fast Approval Without Council!

This is subject to Complying with a few benchmarks set by the State government. State Environmental Planning Policy (Affordable Rental Housing) 2009.

Here is our simple guide to follow to see if you can build a Granny flat in your backyard without having to go to council for approval. This means if your property complies you can submit for a Fast Complying development approval through one of our private certifiers. If your property does not comply don’t worry, we can still get you an approval through a DA process through council.

Does your Property Comply?

  • Does your block have a frontage larger than 12m?
  • Is your property over 450m2?
  • Does your property comply with total floor area, site coverage and landscaping area?
  • Does your property meet the following boundary setbacks?

Step 2

Site Assessment & Quotation

Granny Flat Builders will guide you through all aspects of the process step by step. We can organise a free feasibility report and site inspection on your property with a 100% fixed price quotation. We will use our experience to put together your options. We will Assess your 149 certificate, sewer diagram, and look at your property on Near Maps / Google Maps prior to the site visit. Granny flat builders will also provide you a proposed location of your granny flat, keeping in mind the sewer location, trees, sheds, garages and open space.


Visit your property for inspection

One of our skilled site assessment managers will visit your property and do full site inspection, you will then be provided with a 100% fixed price quote for one of our standard designs, including any site costs and connection of services such as. Excavation, Demolition. Removal of trees, Trenching, Power supply to property and meter box requirements, Any hazards to overcome, Distance of connection costs, Access and labour, Space available and size of granny flat, Any additional construction work you need while our trades are there. Discuss your perferred design or use a design idea of your own.

Fixed Priced Quote 

Granny Flat Builders will provide you with a fixed quote within 2 – 3 days with all inclusions and exclusions so you can make a decision to move to the design and Approvals stage. We will work closely with you to ensure the design and quote is within your budget. If you are happy with your Fixed price quote and would like to proceed to the design stage a design fee invoice will be issued and upon payment we will commence full site Architectural plans, Elevations and Basix certificate. We have a large range of layouts to choose from, plus you can also custom design a floor plan that will suit your block if required.

Step 3

Design and Approvals


Here is where we will take the time to understand your requirements and ensure the design suits your property.

All our floor plans are architecturally designed to be practical, functional and affordable and to suit most properties in the Sydney and Central Coast region. Once the design is completed and approved by you, you will then visit our showroom in Concord West NSW to choose materials, colours from our standard builders range and you will have the opportunity change, upgrade, add items to suit your taste and needs. Department of Fair trading Building contract is prepared and signed.

We manage all applications and architectural plans for fast approval.

  • Architectural drawings
  • Structural Engineers drawings
  • BASIX Certificate
  • Sydney Water stamping for sewer on site plan
  • Pay long service levy
  • Followed by Home Owners Warranty certificate is applied for and provided to client, certifier or council.

Approval Issued and we move into the construction stage.

Step 4


We will build the home quickly and too your selected specifications and materials and plans. We take pride in ensuring we build fast and with minimum disturbance to the front residence. We kick off with site establishment & installation of foundations, floor frame or Slab, Wall frames, roof, windows, gutters, facias, eaves & external cladding. Following weeks involve electrical fit out, insulation to the ceiling and walls, plasterboard, waterproofing, kitchen, tiling and plumbing installation. Final weeks are the internal fit out of the showerscreen & waredrobe, painting, electrical, final clean and final hand over of project to the owner.

 The above timelines are based on average construction completion times by our ranges. These time frames may vary due to: weather and site conditions, availability of materials from suppliers and complexity of the project. Final inspection by certifier and your Occupational certificate and all warranties are issued.
